What it does
Paste a Zillow/Redfin listing or enter the numbers manually. Get back:
- Estimated monthly PITI (principal, interest, taxes, insurance, HOA)
- Cash-to-close and DTI verdict
- FHA vs Conventional mortgage insurance comparison
- Negotiation scripts and risk flags (flood, radon, etc.)
No sign-up. No credit card. Results in seconds.
Why we built it
First-time buyers are flying blind. Listing sites show price and photos. Lenders show rate quotes. Nobody shows the real monthly cost including taxes, insurance, and the mortgage insurance trap that can add $150+/month for years.
We wanted the "what can I actually afford" moment to happen in under 60 seconds, with transparent assumptions and a clear path to better decisions.
Tech choices (for the curious)
- React 19 + Vite for the interactive analyzer
- Cloudflare Workers + Hono for edge SSR on content pages
- Static HTML for guides so AdSense and crawlers see real text
- Zero client-side routing for the content layer — every page has a unique canonical
What's next
We're adding more negotiation tools, seller-credit calculators, and energy-upgrade ROI advisors. All free, all private, all designed to remove friction from the scariest financial decision most people make.
